Diversified Partners is redeveloping the former Forever Corporate Plaza into a waterfront destination with restaurants, shops, wellness businesses and offices. KTAR’s September 14, 2026 report describes a $70 million investment and more than 100,000 square feet of redevelopment.
What’s planned?
The developer describes restaurant patios, gathering spaces, a valet arrival along Forever Lane and a small marina with Duffy boat rentals. Forever Living Products will retain its headquarters onsite, and Diversified Partners plans to move its headquarters here.
Dining to watch
Potential dining options include La La Land Coffee Cafe, SushiSamba and V Modern Italian. These concepts have been announced by the developer, but plans are still evolving. SushiSamba’s commitment is described as a letter of intent, and V Modern Italian is anticipated to open in 2027; final tenants and opening dates remain subject to change.
Where things stand
A developer update reports a September 24 groundbreaking, demolition scheduled for early October and a larger construction phase planned for early 2027, following drawings and permitting. These are reported plans, rather than confirmation that each construction milestone has occurred. Tenant plans and opening schedules may change.

The former

Near Scottsdale Road & McCormick Parkway
On Camelback Lake
Prime Steak Concepts plans to replace the former Chart House with a newly built signature restaurant at the lakefront McCormick Ranch location. This is a separate project from The Lakefront at Scottsdale.
The team behind the plans
The group includes Michael and Jeffrey Mastro, Dennis Mastro and Scott Troilo—the team behind Valley restaurants including Dominick’s Steakhouse, Steak 44 and Ocean 44.
KTAR reports that Chart House opened in 1984. The redevelopment also has a neighborhood connection: Jeff Mastro said he and Mike grew up just a few blocks away in McCormick Ranch.
What’s been announced?
Scottsdale.com’s July 24, 2025 report describes a new building and a new restaurant concept, rather than a reopening of Chart House. The report did not name the restaurant or provide a final menu.
Opening timeline
The original announcement targeted fall 2026. A current opening date has not been verified, so we’re treating that as the original target rather than a confirmed opening.

The Sydney.

Loop 101 & Pima Road corridor
Near McCormick Ranch
The Sydney is a planned, approximately 26-acre entertainment district from Palmer Development Group along the Loop 101 corridor, bringing together restaurants, retail, entertainment and office space. It is a nearby development to watch as you explore life around McCormick Ranch.
REVERB by Hard Rock
A music-driven, 195-room hotel is planned at the center of The Sydney, designed for hanging out as much as checking in. Plans include a rooftop bar, pool space and social areas that bring people together throughout the day and into the evening.
REVERB helps set the tone for the whole project: music is a core part of The Sydney’s identity.
City Winery
Planned as City Winery’s first Southwest location, this live-music venue is designed around an intimate, approximately 350-seat music room. The smaller setting brings the audience closer to the stage, with dinner and wine served during the performance.
Plans also include wine made onsite, pairing a working winery with dining and live music for a night out in one place.
Bistecca & Bones
Another concept to watch is Bistecca & Bones, an Italian steakhouse from the group behind Bourbon & Bones. Planned menu highlights include pasta, seafood, tableside Caesar salad and a flaming Bistecca Fiorentina—bringing a little dinner theater to the table.
Old Town Ski Lodge
A ski-lodge-inspired concept is also planned, with gondolas, ski lift chairs and a spacious patio bringing an après-ski atmosphere to the desert. Reported plans include a walk-in ice bar, adding another unexpected experience to The Sydney’s dining and entertainment mix.
Atashi Yokocho Japanese Food Hall
Inspired by Japan’s lively food alleys and markets, Atashi Yokocho is planned as a 14,000-square-foot food hall with approximately 15 food concepts. Restaurateur Huy Truong, known for bringing Mensho ramen to the Valley, is behind the concept.
The experience is intended to introduce a wider range of Japanese specialties beyond sushi and ramen. Visitors are expected to be able to sample different concepts in one shared destination, with a focus on the variety of Japanese food culture.

The project is being marketed for leasing. Individual concepts may follow different construction and opening schedules; no single opening date for the entire development has been verified here.
